Wild creatures far and near suffer the consequences of human "interventions" as appears to be the case when it comes to wild horses. I just reBlogged a post on wild horses(it's just after this one.) I was shaking my head wondering how we human beings can be the way we seem to be; oblivious to the perils other living creatures face when they encounter us, when I read (and now am reBlogging GARY 'S post .

I see agents around me make mistakes with contracts all the time and dealing with people. We all make mistakes in life. In general they are ok. Not that we want to make mistakes, particularly devastating, earth shattering mistakes but they are the exception rather than the rule. Most mistakes are minor, somewhat annoying and we move on. Or do we? Mistakes Can Be OK But Lessons Need To Be Learned. That is where most people fall down. They DON'T GET the lesson from their mistake. In other words, don't do that again!! Like missing a question on a test early on in training and then NOT missing that question on the FINAL EXAM again. It may be an oversight in your growth that you tripped up the FIRST time. Of Bears and Wilderness, I am saddened to see and read of the fatal bear attacks in Montana this week. I have just watched the report on "Today" where they interviewed the survivors. They also interviewed Park Service Personnel and it is becoming obvious that the bear (if confirmed via DNA analysis) and her cubs will be put down. The National Parks are a wonderful thing! The tough part is that some people never do learn to play by the rules....those very specific rules for living in bear country. This attack occurred in a Park, to people that had obeyed the rules posted for their safety. Unfortunately Bears become acclimated by people that don't follow the rules. When I was preparing scouts to camp and hike in bear country we spent hours going over the rules and making sure we had the right equipment and training for the safe enjoyment of a wilderness area. One thing comes to mind....Wilderness areas are not a video game. It is real life. When humans venture out to the wilderness they are not as safe as riding a ride at Universal City. Living in a rural area we are used to living with wild animals...I have hunted and fished here in the Ozarks for over 40 years...I have never seen a bear. They are here, I have seen photos and every once in a while a black bear with be sighted in the middle of town... I never go into a wilderness area without planning ahead. I Am A Local Real Estate Expert - Zillow is Not Whether you are thinking of buying a home or possibly selling your home you more than likely have stumbled upon Zillow and thought you hit the mother-load of real estate information! It's a fancy site with Zestimates, has homes marked on a map that are either currently listed or have recently sold, and you can spy on your best friends home on the other side of town to see what it's worth and that's cool, right? Wrong! Well, if spying on your neighbor is cool to you then that's your business BUT if you are thinking of buying or selling a home then you want to steer clear of Zillow. You see, I cringe when I speak with a buyer or seller and they come at me with all their research from Zillow. They already have a predetermined listprice based on what they learned from Zillow or they think they already know if a home is over or under priced with information they received from Zillow. Well, let me set the record straight - more often then not, Zillow is inaccurate. Zillow is a computer generated program that acquires information from various sources and then runs it through a program to give you information based on a mathematical equation. Trust me, there is no human sitting at a desk inputting data about all of the homes throughout the country. What Zillow can not replicate and therefore will never be able to accurately price real estate is the human touch and the ability to physically see into other properties. Zillow does not take into account upgrades and/or updates to a home or lack thereof. It doesn't know: While your home may have Formica countertops your neighbors have all upgraded to solid surface counter tops. You have replaced your carpet, vinyl in the kitchen and bathrooms and updated the appliances while your neighbors have carpets that are worn thin, 15 year old outdated vinyl and brass fixtures from the 80s ZILLOW DOES NOT KNOW THAT THE HOME NEXT TO YOURS WAS A FORECLOSURE AND THE PREVIOUS OWNER RIPPED OUT ALL THE CABINETS, TOILETS AND MADE OF WITH THE COMPRESSOR UNIT TO THE HVAC. All Zillow knows is what is found on other public sites - statistics. There is no room for the human touch. So, please, if you are thinking of buying or selling a home don't consider Zillow as your source for pricing. It's a fun site - lot's of bells and whistles - cool tools and great graphics but that's about it. If you are serious about buying or selling real estate then you want to rely on a real estate professional that can add the human element and knows your neighborhood and the local real estate market. You see, I cringe when I speak with a buyer or seller and they come at me with all their research from Zillow. They already have a predetermined listprice based on what they learned from Zillow or they think they already know if a home is over or under priced with information they received from Zillow. Well, let me set the record straight - more often then not, Zillow is inaccurate. Zillow is a computer generated program that acquires information from various sources and then runs it through a program to give you information based on a mathematical equation. Trust me, there is no human sitting at a desk inputting data about all of the homes throughout the country. What Zillow can not replicate and therefore will never be able to accurately price real estate is the human touch and the ability to physically see into other properties. The racial makeup of the city was 77.95% White, 17.61% African American, 0.35% Native American, 0.92% Asian, 0.06% Pacific Islander, 1.53% from other races, and 1.58% from two or more races. Hispanic or Latino of any race were 3.76% of the population.
There were 30,690 households out of which 22.2% had children under the age of 18 living with them, 38.1% were married couples living together, 13.0% had a female householder with no husband present, and 45.5% were non-families. 36.8% of all households were made up of individuals and 13.8% had someone living alone who was 65 years of age or older. The average household size was 2.14 and the average family size was 2.81.
In the city the population was spread out with 19.6% under the age of 18, 10.3% from 18 to 24, 28.7% from 25 to 44, 23.1% from 45 to 64, and 18.3% who were 65 years of age or older. The median age was 39 years. For every 100 females there were 87.8 males. For every 100 females age 18 and over, there were 83.9 males.
The median income for a household in the city was $32,772, and the median income for a family was $44,029. Males had a median income of $30,463 versus $23,488 for females. The per capita income for the city was $20,024. About 10.3% of families and 15.5% of the population were below the poverty line, including 20.9% of those under age 18 and 10.1% of those age 65 or over.
